Legionella testing certificates for Landlords - A must-have, should-have or could-have?

Is Legionella testing a legal requirement for landlords?

While not mandated by law, obtaining a Legionella testing certificate can be good practice for landlords. In this blog, we will explore why Legionella testing can be a wise choice for landlords, what assets should be tested, the testing methods available, and how to obtain a Legionella testing certificate.

Note: Legionella testing/sampling is not mandated and it's not needed as landlord of domestic property.

Why can Legionella testing be important for landlords

While Legionella testing certificates are not obligatory for landlords in the UK, they can be considered essential for several reasons. Firstly, testing helps to identify and manage the risk of Legionella in water systems, safeguarding the health of tenants.

Secondly, obtaining a certificate showcases your commitment to providing a safe living environment, enhancing tenant confidence and satisfaction. Lastly, in the unfortunate event of a Legionella outbreak, having a valid testing certificate can serve as evidence of proactive risk management.

What assets should landlords test for Legionella

As a landlord, it is essential to be aware of the assets that can harbor Legionella bacteria. Key water systems that are good to test include:

  • Showers and taps
  • Water storage tanks
  • Spa pools and hot tubs

Regular testing of these assets ensures early detection and prompt action to prevent Legionella growth.

Who does legionella testing and what methods can be used?

Landlords have two primary options for Legionella testing:

  • On-site test kit (like Hydrosense): On-site test kits offer quick and convenient results within 25 minutes. This user-friendly kit utilises lateral flow technology to detect the Legionella antigen, making it ideal for landlords seeking rapid results. On-site test kits will not give you a testing certificate.
  • Laboratory analysis: For a more comprehensive and accurate assessment, landlords can send water samples to accredited laboratories. Although laboratory analysis takes longer to produce results, it provides a thorough evaluation of the water systems and offers peace of mind. A laboratory analysis will give you a testing certificate afterwards.

How to obtain a Legionella testing certificate

To obtain a Legionella testing certificate, landlords should follow these steps:

  • Choose a reputable testing service: Select a certified and experienced company that specialises in Legionella testing for residential properties.
  • Conduct thorough testing: Work with the chosen service provider to collect water samples from the identified assets and perform the necessary tests.
  • Evaluate the results: Analyse the test results and take appropriate measures to manage any identified Legionella risk.
  • Obtain the certificate: Upon successful testing and risk management, the testing service will issue a Legionella testing certificate.

Conclusion

Legionella testing/sampling is not needed as a landlord. Yet, you can do it as it gives valuable insights about your water installation. By understanding the importance of Legionella testing, identifying susceptible assets, and choosing the right testing methods, landlords can proactively manage the risk and provide a safe living environment.
